Annual Costs

 

 

  • You should receive copies of all the paid up receipts relating to your new property when you purchase. The local town hall's annual real estate tax is known as the IBI or Impuesto sobre Bienes Inmuebles. The previous owner must give you the receipts from the previous year.
  • Property tax, known in Spain as "Impuesto sobre bienes inmeubles" (in short: "IBI").

You will have to pay between 0.4 and 0.9% for the property tax. The percentages vary from municipality to municipality.

  • Cleaning Charge (referred to in Spain as "Agua, Basura y Alcantarilla") This amount is different in every municipality. It usually amounts to 400 € every year.
  • Costs for the use of electricity.
  • Insurances.
  • These costs are only for non-residents: The Spanish tax authorities charge foreign homeowners for the rentable value of his house. You should register 2% of the cadastral value (in Spanish "valor cadastral") for the Spanish income tax. The amount that you will be guilty of on this amount, is 25% on taxes.
  • If you rent out your property in Spain then you will have to pay an income tax on the rental income instead of the rental guarantee forfeit.
